- What is ValueAtlas?
- ValueAtlas is a spatiotemporal artificial intelligence platform that predicts how the value of real estate changes across space and time. It renders every property, neighborhood and market as a map that a user can scrub through time, from recorded history to a twenty-year forecast horizon.
- What problem does ValueAtlas solve?
- Real estate valuation data is normally delivered as a single number for a single moment, with no explanation of what drove it or what happens next. ValueAtlas replaces that single number with a value surface over time, so an owner, buyer or investor can see where value is moving, how fast, and with what confidence.
- Who is ValueAtlas for?
- ValueAtlas is built for homeowners and prospective buyers who want to understand a neighborhood before committing, for real-estate investors and developers underwriting appreciation and rental yield, and for enterprises such as lenders, insurers and portfolio managers that need to monitor exposure across many properties at once.
- How does the ValueAtlas model work?
- ValueAtlas ingests 1.4 billion geocoded observations — deeds, listings, permits, transit records, hazard data, employer footprints, retail activity and satellite imagery — resolves them into a time-aware property knowledge graph, and runs an ensemble of repeat-sales, hedonic, geographically weighted, graph neural network and temporal transformer models. Every prediction is written to an immutable forecast registry with its model version, inputs, horizon and confidence band.
- How accurate are ValueAtlas forecasts?
- On a New York residential backtest covering 2019 to 2026, ValueAtlas recorded a 91.2% P80 hit rate, a 4.6% median twelve-month mean absolute percentage error, and a 0.87 directional AUC. Forecasts are always published as ranges rather than point estimates, and confidence drops visibly where source data is thin.
- Which markets does ValueAtlas cover?
- Manhattan and Brooklyn are live. The San Francisco Bay Area, Greater Los Angeles and Puerto Vallarta, Mexico are in beta. South Florida, Atlanta Metro, Austin and Puget Sound are queued, with Atlanta targeted for the first quarter of 2027.
- How is ValueAtlas different from an automated valuation model or a listings portal?
- A conventional automated valuation model returns one price for one address today. A listings portal shows inventory currently for sale. ValueAtlas models the whole surface of value over a twenty-year window, separates recorded history from forecast, publishes confidence bands, and keeps a permanent calibration record of every forecast it has ever made.
- Is ValueAtlas available today?
- ValueAtlas is in early access. The Manhattan consumer product, animated heatmap, property and neighborhood cards, and version 1 of the forecast registry are the 2026 launch scope. Access is currently granted to a small group of homeowners, investors and enterprise partners.
